KSDesigns LLCThis modern farmhouse bathroom has an extra large vanity with double sinks to make use of a longer rectangular bathroom. The wall behind the vanity has counter to ceiling Jeffrey Court white subway tiles that tie into the shower. There is a playful mix of metals throughout including the black framed round mirrors from CB2, brass & black sconces with glass globes from Shades of Light , and gold wall-mounted faucets from Phylrich. The countertop is quartz with some gold veining to pull the selections together. The charcoal navy custom vanity has ample storage including a pull-out laundry basket while providing contrast to the quartz countertop and brass hexagon cabinet hardware from CB2. This bathroom has a glass enclosed tub/shower that is tiled to the ceiling. White subway tiles are used on two sides with an accent deco tile wall with larger textured field tiles in a chevron pattern on the back wall. The niche incorporates penny rounds on the back using the same countertop quartz for the shelves with a black Schluter edge detail that pops against the deco tile wall.

With a full attached bathroom, the upper guest bedroom provides another flexible space perfect for a more secluded bedroom. Plain & PoshThe homeowners wanted to improve the layout and function of their tired 1980’s bathrooms. The master bath had a huge sunken tub that took up half the floor space and the shower was tiny and in small room with the toilet. We created a new toilet room and moved the shower to allow it to grow in size. This new space is far more in tune with the client’s needs. The kid’s bath was a large space. It only needed to be updated to today’s look and to flow with the rest of the house. The powder room was small, adding the pedestal sink opened it up and the wallpaper and ship lap added the character that it needed
Courtney Thomas DesignWe planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year.
The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks.
We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids.

Double bowl navy vanity with Carrara stone and an accent of white shiplap to tie in a little texture for a clean, refreshing, and simple feel.
