The Cavanaugh Residence is a contemporary split level with a split personality. Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern.
Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house.
Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy.
Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat.
Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs.
Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise.
The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment.
Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore.
Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space.
One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction.
The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?

La storia di questa casa inizia più di duecento anni fa, quando abili maestranze locali costruirono i due volumi principali, caratterizzati da una profonda volta a stella riconducibile al 1800. A questi volumi si aggiunse un locale con una maestosa volta a crociera del secolo successivo.
Nella fase di ristrutturazione si è deciso di sottrarre uno fra questi volumi per creare la corte interna, tipica delle abitazioni @acquadipuglia, dando più spazio e luminosità alla casa.
La Maison Salentina possiede le caratteristiche tipiche del paesaggio pugliese: possenti mura, serramenti azzurri in stile mediterraneo e un sistema di terrazzi ricoperti da chianche in carparo.
L’ultima delle tre terrazze è arredata in stile arabesco, ricreando così un angolo di pace dai tratti marocchini, dove poter sorseggiare un tè a bordo della piccola piscina incastonata nella terrazza stessa.
The history of this house, in the heart of Salento (Apulia - Italy), begins more than two hundred years ago when skilled local workers built the two main volumes of the house, characterised by a deep star vault dating back to 1800. A room with a majestic cross vault of the 1900 was added to these volumes. During the renovation it was decided to subtract one of these volumes to create the internal courtyard, which is the main feature of the Maison designed by Acqua di Puglia, a brand founded by the architect in order to value the Apulian scenery. The courtyard gives more space and brightness to the house.
The “Maison Salentina” offers the typical features of the Apulian landscape: strong and deep walls, light blue doors and windows (typical of the Mediterranean style) and a system of terraces covered with “chianche” made of carparo. The last terrace is furnished in arabesque style, thus recreating a corner of peace based on Moroccan features, where you can sip a tea by the tiny pool set in the terrace itself

Can Xomeu Rita es una pequeña vivienda que toma el nombre de la finca tradicional del interior de la isla de Formentera donde se emplaza. Su ubicación en el territorio responde a un claro libre de vegetación cercano al campo de trigo y avena existente en la parcela, donde la alineación con las trazas de los muros de piedra seca existentes coincide con la buena orientación hacia el Sur así como con un área adecuada para recuperar el agua de lluvia en un aljibe.
La sencillez del programa se refleja en la planta mediante tres franjas que van desde la parte más pública orientada al Sur con el acceso y las mejores visuales desde el porche ligero, hasta la zona de noche en la parte norte donde los dormitorios se abren hacia levante y poniente. En la franja central queda un espacio diáfano de relación, cocina y comedor.
El diseño bioclimático de la vivienda se fundamenta en el hecho de aprovechar la ventilación cruzada en el interior para garantizar un ambiente fresco durante los meses de verano, gracias a haber analizado los vientos dominantes. Del mismo modo la profundidad del porche se ha dimensionado para que permita los aportes de radiación solar en el interior durante el invierno y, en cambio, genere sombra y frescor en la temporada estival.
El bajo presupuesto con que contaba la intervención se manifiesta también en la tectónica del edificio, que muestra sinceramente cómo ha sido construido. Termoarcilla, madera de pino, piedra caliza y morteros de cal permanecen vistos como acabados conformando soluciones constructivas transpirables que aportan más calidez, confort y salud al hogar.

L’amore profondo per una città cosmopolita come Parigi con la poesia dei suoi tetti, connubio tra i toni del grigio, l’ardesia e il verderame, l’urbanistica delle sue strade e lo stile degli interni, ricercato, caldo e eclettico, è il perno che ha ispirato la progettazione di questo appartamento di 65 mq sito nel quartiere prati di Roma, ma anche la richiesta specifica del giovane proprietario di respirare negli interni la stessa atmosfera vissuta durante uno dei suoi numerosi soggiorni in Francia. La ristrutturazione ha previsto un totale restyling dell’appartamento prediligendo la soluzione di open space a cui si accede da un ingresso elegante e ricercato, attraverso un gioco di specchiature e riflessi, vetri satinati effetto vedo-non vedo e rigogliose piante dal sapore jungle. L’open space è caratterizzato da una parete attrezzata realizzata in cartongesso che separa l’area living da quella della cucina. L’uso del gres effetto marmo dalle venature calde, armoniche e decisamente retrò è utilizzato non solo in cucina, ma anche nella camera da letto e in bagno, come richiamo visivo e di continuità stilistica e spesso impreziosito dal colore verde smeraldo dei dettagli degli arredi dell’area salotto o dal rosso scuro dei comodini nella camera da letto. Il parquet in rovere a spina di pesce alla francese posato in tutta casa dona un’atmosfera calda e accogliente nonché un forte richiamo allo stile bohemien parigino. Vivere la casa come un viaggio in continua evoluzione, plasmato dalle proprie esperienze è stata la sfida di un progetto in cui spazio e tempo si sono fermati pur rivisitati da elementi contemporanei fortemente eclettici.
The deep love for a cosmopolitan city like Paris with the poetry of its roofs, a combination of shades of grey, slate and verdigris, the urban planning of its streets and the style of the interiors, refined, warm and eclectic, is the pivot that inspired the design of this 65 m2 apartment located in the Prati district of Rome, but also the specific request of the young owner to breathe in the interiors the same atmosphere experienced during one of his numerous stays in France. The renovation involved a total restyling of the apartment, favoring the open space solution which is accessed from an elegant and refined entrance, through a play of mirrors and reflections, frosted glass with a peek-a-boo effect and lush plants with a jungle flavour. The open space is characterized by an equipped wall made of plasterboard that separates the living area from that of the kitchen. The use of marble-effect stoneware with warm, harmonious and decidedly retro veins is used not only in the kitchen, but also in the bedroom and bathroom, as an eye-catcher and stylistic continuity and often embellished by the emerald green color of the furniture details of the living area or by the dark red of the bedside tables in the bedroom. The French herringbone oak parquet laid throughout the house gives a warm and welcoming atmosphere as well as a strong reference to the Parisian bohemian style. Quando si programma un viaggio non sempre la scelta di soggiornare in un lussuoso hotel rispecchia la soluzione ideale per vivere a pieno la città; a volte un alloggio più informale come il Bed and Breakfast crea un’occasione di conoscenza del luogo e delle persone più genuina e accogliente, capace di far vivere la quotidianità cittadina senza rinunciare alle comodità e creando un’esperienza unica nel suo genere. In una città come Roma, dove la vita di quartiere è l’anima fondante che caratterizza gli stili di vita delle persone che lo vivono, tutto ciò che si trova vicino casa diventa essenziale per le persone. In questo modo un B&B può diventare l’anello di congiunzione tra ospite e città cercando di far sentire le persone non all’interno di una struttura ricettiva ma finalmente a casa. Il disegno degli interni è minimalista e essenziale, ravvivato da toni di colore pastello come il rosa cipria e il verde oliva. L’open-space è strategico grazie alla realizzazione centrale di una parete attrezzata realizzata in muratura e cartongesso che da un lato alloggia il televisore e le nicchie porta-oggetti e dall’altro lato diventa la parete di supporto della cucina, impreziosita da piastrelle dai disegni geometrici dai toni pastello. La sensazione di vivere, anche se per pochi giorni, in un focolaio domestico caldo e accogliente è rafforzato dall’uso a pavimento del gres porcellanato effetto legno posato in tutti gli ambienti, incluso il bagno. Oltre alla camera da letto matrimoniale, spaziosa e accogliente, nell’open-space il divano può trasformarsi in un comodo letto. Anche le luci con le loro geometrie disegnano, come in una quadro astratto, volumetrie eteree.
When planning a trip, the choice of staying in a luxury hotel does not always reflect the ideal solution to fully experience the city; Sometimes a more informal accommodation such as the Bed and Breakfast creates a more genuine and welcoming opportunity to get to know the place and the people, able to make the city live without sacrificing comfort and creating a unique experience of its kind. In a city like Rome, where neighborhood life is the founding soul that characterizes the lifestyles of the people who live there, everything close to home becomes essential for people. In this way, a B&B can become the link between the guest and the city, trying to make people feel not inside an accommodation facility but finally at home. The project of this B&B located in the heart of the Prati district in Rome, not only enjoys an excellent position well served by public transport and close to places of cultural interest, but thanks to the view of Piazza degli Ammiragli, full of greenery and vitality, with a view of the dome of San Pietro, offers a wide range of relaxation and tranquility compared to the chaos of the city. The interior design is minimalist and essential, enlivened by pastel shades such as powder pink and olive green. The open-space is strategic thanks to the central realization of an equipped wall made of masonry and plasterboard which on one side houses the television and the niches for objects and on the other side becomes the support wall of the kitchen, embellished with tiles from geometric designs in pastel tones. The feeling of living, even if for a few days, in a warm and welcoming home is reinforced by the use of wood-effect porcelain stoneware on the floor installed in all rooms, including the bathroom. In addition to the spacious and welcoming double bedroom, the sofa in the open space can be transformed into a comfortable bed. Even the lights with their geometries draw, as in an abstract painting, ethereal volumes.
Tile Doctor Ltd
Victorian tiled floors are known for their interesting and unique mosaic patterns – and this one was no different. It was installed at a house in the historic West Midlands town of Stourbridge (famous for its glass industry). Unfortunately it was now looking worse for wear and was in dire need of not just cleaning and sealing, but also some minor repairs and the owner was keen to have it restored back to its former glory.
This particular Victorian tiled floor had been arranged in a fantastic pattern comprising tiles in shades of yellow, blue, red and white. There were, however, some missing tiles but fortunately I know a number of specialist suppliers where I can source replacements. I spent the first day making minor repairs and replacing the missing tiles, including the grouting, and then left the treated areas to set overnight.
On the second day I returned to the house to complete the cleaning process starting with a combination of Tile Doctor Remove & Go – a powerful sealer stripper – and Tile Doctor NanoTech HBU cleaner to lift out ingrained dirt and break down old layers of sealer. NanoTech HBU is particularly effective as it utilises tiny nano sized particles to penetrate deep into the stone and lift out the dirt. The resultant slurry was rinsed off the floor and removed using a wet vacuum.
The next step was to give the floor an acid wash using Tile Doctor Acid Gel, this product can remove old grout haze and other mineral deposits, additionally being in a gel form makes it easy to control and although primarily designed for use on walls it works really well on floors as well. Following this I gave the floor a thorough rinse, dried as much as possible with a wet vacuum and left it to dry overnight, ready to be sealed the next day.
Upon my return to the house on the third day I set about sealing the floor, checking first that the area was completely dried by running damp tests with damp meter, all was well so I able to start applying the sealer. The sealer chosen for this floor was Tile Doctor Seal and Go which is a water based product which is a popular choice as it gives the floor a nice sheen and doesn’t leave the smell that the solvent based sealers do; three thin coats were applied to provide a robust surface seal and to achieve a semi-shine finish, as per the client’s requested.
My client was extremely pleased with the results, with a lot achieved over the space of roughly two and a half days. They left the following feedback:

THE PROJECT
Our client wanted a town home from where he could enjoy the beautiful Ara Pacis and Tevere view, “purified” from traffic noises and lights.
Interior design had to contrast the surrounding ancient landscape, in order to mark a pointbreak from surroundings.
We had to completely modify the general floorplan, making space for a large, open living (150 mq, 1.600 sqf). We added a large internal infinity-pool in the middle, completed by a high, thin waterfall from he ceiling: such a demanding work awarded us with a beautifully relaxing hall, where the whisper of water offers space to imagination...
The house has an open italian kitchen, 2 bedrooms and 3 bathrooms.

Il nostro cliente desiderava una casa di città, da cui godere della splendida vista di Ara Pacis e Tevere, "purificata" dai rumori e dalle luci del traffico.
Il design degli interni doveva contrastare il paesaggio antico circostante, al fine di segnare un punto di rottura con l'esterno.
Abbiamo dovuto modificare completamente la planimetria generale, creando spazio per un ampio soggiorno aperto (150 mq, 1.600 mq). Abbiamo aggiunto una grande piscina a sfioro interna, nel mezzo del soggiorno, completata da un'alta e sottile cascata, con un velo d'acqua che scende dolcemente dal soffitto.
Un lavoro così impegnativo ci ha premiato con ambienti sorprendentemente rilassanti, dove il sussurro dell'acqua offre spazio all'immaginazione ...
Una cucina italiana contemporanea, separata dal soggiorno da una vetrata mobile curva, 2 camere da letto e 3 bagni completano il progetto.

Il progetto di questo B&B situato nel cuore del quartiere Prati a Roma, non solo gode di un’ottima posizione ben servita dai mezzi pubblici e vicina a luoghi di interesse culturale, ma grazie all’affaccio su Piazza degli Ammiragli, ricca di verde e vitalità, con vista cupolone di San Pietro, regala un ampio respiro di relax e tranquillità rispetto al caos cittadino. Il disegno degli interni è minimalista e essenziale, ravvivato da toni di colore pastello come il rosa cipria e il verde oliva. L’open-space è strategico grazie alla realizzazione centrale di una parete attrezzata realizzata in muratura e cartongesso che da un lato alloggia il televisore e le nicchie porta-oggetti e dall’altro lato diventa la parete di supporto della cucina, impreziosita da piastrelle dai disegni geometrici dai toni pastello. La sensazione di vivere, anche se per pochi giorni, in un focolaio domestico caldo e accogliente è rafforzato dall’uso a pavimento del gres porcellanato effetto legno posato in tutti gli ambienti, incluso il bagno. Oltre alla camera da letto matrimoniale, spaziosa e accogliente, nell’open-space il divano può trasformarsi in un comodo letto. Anche le luci con le loro geometrie disegnano, come in una quadro astratto, volumetrie eteree.
When planning a trip, the choice of staying in a luxury hotel does not always reflect the ideal solution to fully experience the city; Sometimes a more informal accommodation such as the Bed and Breakfast creates a more genuine and welcoming opportunity to get to know the place and the people, able to make the city live without sacrificing comfort and creating a unique experience of its kind. In a city like Rome, where neighborhood life is the founding soul that characterizes the lifestyles of the people who live there, everything close to home becomes essential for people. In this way, a B&B can become the link between the guest and the city, trying to make people feel not inside an accommodation facility but finally at home. The project of this B&B located in the heart of the Prati district in Rome, not only enjoys an excellent position well served by public transport and close to places of cultural interest, but thanks to the view of Piazza degli Ammiragli, full of greenery and vitality, with a view of the dome of San Pietro, offers a wide range of relaxation and tranquility compared to the chaos of the city. The interior design is minimalist and essential, enlivened by pastel shades such as powder pink and olive green. The open-space is strategic thanks to the central realization of an equipped wall made of masonry and plasterboard which on one side houses the television and the niches for objects and on the other side becomes the support wall of the kitchen, embellished with tiles from geometric designs in pastel tones. The feeling of living, even if for a few days, in a warm and welcoming home is reinforced by the use of wood-effect porcelain stoneware on the floor installed in all rooms, including the bathroom. In addition to the spacious and welcoming double bedroom, the sofa in the open space can be transformed into a comfortable bed. Even the lights with their geometries draw, as in an abstract painting, ethereal volumes.

LA CASA DI BIANCO VESTITA / TTHE WHITE - ROBED HOUSE
Il tema conduttore è stato uno e dissolubile tra l'energia fisica e quella mentale. Non a caso, in una stanza all’aperto nella terra del Machiavelli, si insedia significativamente, come un cammeo tra i vigneti, uno spazio concettuale : dissolubile tra l'energia di una serra solare, rinnovabile dal sole, e l'energia del proprio disegno, rinnovabile dalla mente , si può definire, proprio in virtù della sua genesi d'impianto, un vero giardino contemporaneo. La serra, ricavata nella loggia d'ingresso, mediazione con l'edificato preesistentene, ne costituisce la quinta ad ovest, mentre Il prato e la scacchiera in travertino racchiudono -en plain air - il pavimento coperto ogni giorno dai cieli di Toscana. Entrambi si susseguono uno sull’altro ma la loro geometria perennemente li ingabbia in questa forza vitale di natura e artificio, una forza catalizzatrice per l’esperienza di percezione sensoriale ed emotiva proposta all'avventore.

The main theme was one and dissolvable between physical and mental energy. Not surprisingly, in an outdoor room in the land of Machiavelli, a conceptual space is installed significantly, like a cameo in the vineyards : dissoluble between the energy of a solar greenhouse, renewable from the sun, and the energy of one's design, renewable by the mind, it can be defined, precisely by virtue of its genesis of plant, a true contemporary garden. The greenhouse, obtained in the entrance loggia, mediated with the pre-existing building, constitutes its west front, while the lawn and the travertine chessboard encompass - en plain air - the floor covered every day by the skies of Tuscany. Both follow one another but their geometry perpetually engages them in this vital force of nature and artifice, a catalytic force for the experience of sensory and emotional perception proposed to the observer.

L'area Est del soggiorno: due colonne in muratura leggera con piccoli archi sono state aggiunte ai due preesistenti pilastri di cemento, un tempo nascosti da pareti interne: il richiamo è alla metafisica delle viste di de Chirico.
Il fiume Tevere e l'Ara Pacis sono proprio sotto le finestre.

THE PROJECT
Our client wanted a town home from where he could enjoy the beautiful Ara Pacis and Tevere view, “purified” from traffic noises and lights.
Interior design had to contrast the surrounding ancient landscape, in order to mark a pointbreak from surroundings.
We had to completely modify the general floorplan, making space for a large, open living (150 mq, 1.600 sqf). We added a large internal infinity-pool in the middle, completed by a high, thin waterfall from he ceiling: such a demanding work awarded us with a beautifully relaxing hall, where the whisper of water offers space to imagination...
The house has an open italian kitchen, 2 bedrooms and 3 bathrooms.

IL PROGETTO
Il nostro cliente desiderava una casa di città, da cui godere della splendida vista di Ara Pacis e Tevere, "purificata" dai rumori e dalle luci del traffico.
Il design degli interni doveva contrastare il paesaggio antico circostante, al fine di segnare un punto di rottura con l'esterno.
Abbiamo dovuto modificare completamente la planimetria generale, creando spazio per un ampio soggiorno aperto (150 mq, 1.600 mq). Abbiamo aggiunto una grande piscina a sfioro interna, nel mezzo del soggiorno, completata da un'alta e sottile cascata, con un velo d'acqua che scende dolcemente dal soffitto.
Un lavoro così impegnativo ci ha premiato con ambienti sorprendentemente rilassanti, dove il sussurro dell'acqua offre spazio all'immaginazione ...
Una cucina italiana contemporanea, separata dal soggiorno da una vetrata mobile curva, 2 camere da letto e 3 bagni completano il progetto.
