This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Modern - Contemporary Interior Designs By J Design Group in Miami, Florida. Aventura Magazine selected one of our contemporary interior design projects and they said: Shortly after Jennifer Corredor’s interior design clients bought a four-bedroom, three bath home last year, the couple suffered through a period of buyer’s remorse. While they loved the Bay Harbor Islands location and the 4,000-square-foot, one-story home’s potential for beauty and ample entertaining space, they felt the living and dining areas were too restricted and looked very small. They feared they had bought the wrong house. “My clients thought the brown wall separating these spaces from the kitchen created a somber mood and darkness, and they were unhappy after they had bought the house,” says Corredor of the J. Design Group in Coral Gables. “So we decided to renovate and tear down the wall to make a galley kitchen.” Mathy Garcia Chesnick, a sales director with Cervera Real Estate, and husband Andrew Chesnick, an executive for the new Porsche Design Tower residential project in Sunny Isles, liked the idea of incorporating the kitchen area into the living and dining spaces. Since they have two young children, the couple felt those areas were too narrow for easy, open living. At first, Corredor was afraid a structural beam could get in the way and impede the restoration process. But after doing research, she learned that problem did not exist, and there was nothing to hinder the project from moving forward. So she collapsed the wall to create one large kitchen, living and dining space. Then she changed the flooring, using 36x36-inch light slabs of gold Bianco marble, replacing the wood that had been there before. This process also enlarged the look of the space, giving it lightness, brightness and zoom. “By eliminating the wall and adding the marble we amplified the new and expanded public area,” says Corredor, who is known for optimizing space in creative ways. “And I used sheer white window treatments which further opened things up creating an airy, balmy space. The transformation is astonishing! It looks like a different place.” Part of that transformation included stripping the “awful” brown kitchen cabinets and replacing them with clean-lined, white ones from Italy. She also added a functional island and mint chocolate granite countertops. At one end of the kitchen space, Corredor designed dark wood shelving where Mathy displays her collection of cookbooks. “Mathy cooks a great deal, and they entertain on a regular basis,” says Corredor. “The island we created is where she likes to serve the kids breakfast and have family members gather. And when they have a dinner party, everyone can mill in and out of the kitchen-galley, dining and living areas while able to see everything going on around them. It looks and functions so much better.” Corredor extended the Bianco marble flooring to other open areas of the house, nearly everywhere except for the bedrooms. She also changed the powder room, which is annexed to the kitchen. She applied white linear glass on the walls and added a new white square sink by Hastings. Clean and fresh, the room is reminiscent of a little jewel box. I n the living room, Corredor designed a showpiece wall unit of exotic cherry wood with an aqua center to bring back some warmth that modernizing naturally strips away. The designer also changed the room’s lighting, introducing a new system that eschews a switch. Instead, it works by remote and also dims to create various moods for different social engagements. “The lighting is wonderful and enhances everything else we have done in these open spaces,” says Corredor. T he dining room overlooks the pool and yard, with large, floorto- ceiling window brings the outdoors inside. A chandelier above the dining table is another expression of openness, like the lens of a person’s eyeglasses. “We wanted this unusual piece because its sort of translucence takes you outside without ever moving from the room,” explains Corredor. “The family members love seeing the yard and pool from the living and dining space. It’s also great for entertaining friends and business associates. They can get a real feel for the subtropical elegance of Miami.” N earby, the front door was originally brown so she repainted it a sleek lacquered white. This bright consistency helps maintain a constant eye flow from one section of the open areas to another. Everything is visible in the new extended space and creates a bright and inviting atmosphere. “It was important to modernize and update the house without totally changing the character,” says Corredor. “We organized everything well and it turned out beautifully, just as we envisioned it.” While nothing on the home’s exterior was changed, Corredor worked her magic in the master bedroom by adding panels with a wavelike motif to again bring elements of the outside in. The room is austere and clean lined, elegant, peaceful and not cluttered with unnecessary furnishings. In the master bath, Corredor removed the existing cabinets and made another large cherry wood cabinet, this time with double sinks for husband and wife. She also added frosted green glass to give a spa-like aura to the spacious room. T hroughout the house are splashy canvases from Mathy’s personal art collection. She likes to add color to the decor through the art while the backdrops remain a soothing white.
