BUILTIN studio is a full-service design firm, born in Brooklyn, based in Manhattan. With an extensive background in residential projects as well as commercial and retail, our team of design experts brings a practical, hands-on understanding of materiality, constructability, and an environmentally conscience design sensitivity to each project. Founding partners, Gary Eisner and Terence Kinee studied architecture at Virginia Tech, and it was there that they cultivated their in-depth knowledge of art, construction and design. Prior to opening BuiltIN studio in 2008, they managed interior projects for Kondylis Design, the interior division of Costas Kondylis & Partners. At Kondylis they were involved with some of the largest developer projects in New York City at the time, including Silver Towers, with Silverstein Properties and The Residences at The Plaza Hotel, with Elad Properties. Over the years, BuiltIN studio has established a network of design and construction professionals to fit the needs of any size project, be it a piece of cabinetry, full apartment renovation, or multi-unit building. Approaching each project as a collaboration, BuiltIN understands the importance of open communication between studio and client. They listen to the needs and ideas of their clients and meld that with thoughtful design, style and functionality, always considering budget, context and durability. Their close collaboration with builders and contractors throughout construction also helps maintain a smooth process for successful end results. It is their core appreciation and understanding of design that enables them to approach every project, from conception to completion, with a fresh and holistic perspective.

I am a general contractor who has worked on many of BuildIN's Studio projects. The projects are beautifully designed and very impressive. Each design has had great thought put into the construction of the build, which leads to projects that are completed quickly, on time and on budget. I highly recommend BuildIN Studio for any project. Worked with Gary and his team to address a complicated privacy and storage requirment in my loft without compromising on the look and feel of the open loft. Gary and his team were very creative, affable, flexible and easy to work with at a reasonable price point. Plus he brought along a very good general contractor to execute on the design. We worked with BuiltIn on the gut renovation of our townhouse in Brooklyn, NY which was completed in 2014. After reviewing numerous architects, we decided to work with BuiltIn because of openness, their fresh ideas, their willingness to work with our specific design requirements and their approach to modern style. Throughout the process, BuiltIn worked tirelessly with our general contractor and other parties involved, to ensure the project was perfect and met our expectations. We entertain often, and our home, which we are very proud of, is often the subject of a dinner time conversation. It is with pleasure, that we would highly recommend BuiltIN.

Gary Eisner from Builtin was the architect who helped design and manage my complete renovation of my 2 bedroom coop on 5th Ave. He was easy to work with recommended great contractors and completed the job within the time frame promised . I originally found BuiltIN on-line and worked on several projects in my Long Island home with them over the span of a few years. I was looking for a contemporary look when I renovated my home and we worked in phases, starting with one bathroom, then the second one, then the floors/stairs and finally the kitchen. Not only did Gary and Terrence design the plans for each project but during the daily work/construction I was in daily communication with them over the phone and by e-mail. They were invaluable in terms of decision-making of even the smallest details of my home and in solving any issues that would arise during construction. I found them to be extremely talented, professional, and trustworthy. I would recommend them to anyone wanting to renovate their home. Later on my son also used BuiltIN for a smaller renovation of his New York City apartment and was very pleased with the results.

Gary Eisner and his team were wonderful in helping me as architects and designers. It truly was a collaborative effort between the architect/designer and the contractor and myself, the homeowner. Gary was always accessible, responsive, professional, and knew when to listen and knew when to not force his design on to me and go with what I wanted. The end result is that I truly feel that the bathrooms and walk-in closet and lighting are a reflection of my tastes, my aesthetics vs. having rooms that have nothing to do with my aesthetics. A great architect and designer doesn't just create and design - they listen and try to reflect the personality and tastes of the client - and that is exactly what was done here! Gary always had my best interest in mind when it came to dealing with the supply houses and manufacturers. Even when a major headache resulted from a truly horrible choice in my first contractor (totally my fault) Gary and his team were there to help me despite having a disaster at hand. We got through it all together, and I now have two of the nicest bathrooms, and walk-in-closet in the City of New York. Thanks again Gary!

I hired BuiltIn Studio to be the designer/architect and visionaries on the gut renovation of my 1600 sq ft. floor through condo in Manhattan. They also handled the project oversight and administration. To say I was satisfied with their services, creativity and professionalism is an understatement. The best decision I made in my renovation was hiring Gary, Terence and Saoli (i.e., the team at BuiltIn Studio). They went above and beyond in every respect of my renovation. As a first time homeowner (and the first time doing a renovation), they guided me through every step of the process as a trusted advisor. Not only did the design the place but they also helped me save a ton of money by avoiding the contractor mark-up helping me order much of the fixtures, lighting, flooring and other items myself. From a design an attitude perspective, I would say their approach is entirely collaborative. It was a healthy balance of getting input from myself but also helping me understand the pros and cons of the decisions I was making. Their design aesthetic was flexible with the ability to span the gamut from modern to classic to traditional to contemporary. The optimized the layout of my condo and were able to maximize every inch of my apartment (something that really matters in the confined spaces of Manhattan). I enthusiastically recommend BuiltIn Studio for your project.

In recommending Gary of BuiltIn Studios to countless friends and relatives, we always say that he is, HANDS DOWN, the best money we spent on our entire renovation project. We certainly didn't set out to hire a designer/architect and actually met Gary by happenstance. Our contractor had brought him along to merely provide drawings for the gut renovation of our 5 bdrm apartment. We were walking through the kitchen and made a side comment about the lack of pantry storage. A few moments later, Gary piped up with a very elegant design solution that not only doubled our pantry space but also reconfigured our awkward entry foyer! We were so impressed with Gary's obvious design intellect that we decided to add him to our project team. Through the nine months that it took to renovate our apartment, there were many times when Gary had a seemingly endless ability to generate options around design problems... a unfortunate riser in the kid's closets, a weird configuration of the master bath, a too small space for side-by-side laundry machines etc etc. He was also invaluable in designing smart storage solutions so that our home, despite housing 3 small children, looks a lot more W Hotel and not at all Romper Room. We couldn't recommend Gary of BuiltIn Studios highly enough... he is unfailingly professional, responsive, and an all-round very nice guy. He would be a huge asset to any project. P.S. - we don't mean to exclude Terrence from this review but we only really have first-hand experience with Gary. Having said that, in the few email interactions that we had with Terrence, he was likewise very professional.

We highly recommend Gary and Terence from Built In Studio. We first used Built In Studio when we gut renovated our kitchen in 2011 and it turned out AMAZING. Their professionalism, knowledge and attention to detail was great and they were able to keep our project within budget and on time. We recently hired Built In Studio again to gut renovate our Master Bathroom. They listened carefully to what we wanted and designed our dream bathroom. We would absolutely use them again for any and all future projects.

The architectural firm, Built In Studio helped me bring a long awaited vision of living in a SOHO loft to fruition. From start to finish they were the people I relied on and trusted to give me quality honest feedback and opinions that match sensibility. Either figuring out how to make an outlandish idea work, or going through the exercise of figure out a better more practical way to achieve our goals. Working with Gary and Terrence was always productive, organized and straightforward. We took one of the oldest Co-op loft building apartments in SOHO and turned into a contemporary loft with the most state of the art modern amenities and decor. They expedited the process from initial concept drawings, filings, following up with city commissions and following through all the way to completion. They also helped in the interior design, making sure we created something that flowed through as it was intended in the design concept.
