SYI: 2306
SY: Crimp drum pendant. This dining option works in all the ways. It is my favorite. It is right about at our allowance, and has 3 bulbs for 2250 lumens. 32"d, 18" fixture height, adjustable to 93.25 overall hanging height - which is our minimum that we need. (That's been the crux that has ruled out many a fixture.) This is a hand-crimped steel shade with a frosted glass diffuser. You don't have to pick one of these - I will show you in context and we can discuss and choose together. https://www.lumens.com/crimp-drum-pendant-by-global-views-uu561474.html?cgid=7&dwvar_uu561474_AttrValue1=Bronze
SY: This happens to be on clearance right now for 1/4 our allowance! It is my second favorite option. 30"d, 18"h shade. Takes (3) 100W bulbs, which is good light - more if you make the shade white rather than black of course. And it's a 90" overall length, which I'll take. :) https://www.rejuvenation.com/catalog/collections/30-inch-conical-drum-pendant/products/60272509f6d7f2378339df75
SY: This is cool too! But whereas the Crimp has 3 bulbs, this only has 1 bulb for 1490 lumens, so it is my third favorite option. Though actually less expensive than the Crimp (about 3/4 of our allowance), it's a bit of a work of art - made of hand painted wood veneer! 29-30" diameter, with a max hanging length that is more than we need. I kinda really love it - if we feel we can get away with less brightness at the dining table. https://www.lumens.com/clarissa-pendant-by-bruck-lighting-BLSP267694.html?cgid=7&dwvar_BLSP267694_AttrValue1=Ebony&dwvar_BLSP267694_AttrValue2=29-In.%20Diameter
SY: the Rejuvenation in white. I was looking for something like the Hubberton Forge you like below, but with more hanging length. This does the trick, but when I put a white shade in context, it is meh compared to a black shade. That's why I went for glass originally - it provides ambient light (lighting up the space around the fixture as well as beneath). Whereas I found glass fixtures with a lot of black to tie to the island pendants, these white drum shades don't do that as well. We could add a sconce over between powder and mud room if we need more light in this area. https://www.rejuvenation.com/catalog/collections/30-inch-conical-drum-pendant/products/60272509f6d7f2378339df75
SY: I am wondering about adding a sconce to the wall between the powder and mud rooms. We aren't adding ceiling lighting. If you do a gallery of art there (as I showed in model), a sconce can fit in nicely, and just shed a bit more light in an otherwise dark area.
SY: Unfortunately our preferred island pendant below (Cruz) isn't going to work because of hanging height. This one does, though! And I really like it, and it is well under our allowance. Ok to pursue? It's LED. (The other pendant option is also LED.) MCB - I like this one - will show Mark. Given how expensive the ginger is, I suppose this is a better way to go. One hanging or how many? I need to look at the specs/allowances more closely. Will be able to focus more ext week after graduation. SY: let's go with this. There will be 3. https://www.lumens.com/pemberton-led-pendant-by-eurofase-ERFP324660.html?cgid=12&dwvar_ERFP324660_AttrValue1=Antique%20Brass&dwvar_ERFP324660_AttrValue2=Small#prefn1=Width&prefv1=13%20-%2024%20inches%7C25%20-%2036%20inches&tileIndex=13 Large Option Fixture: Height 9", Diameter 26", Weight 31Lbs Large Option Maximum Hanging: Length Adjustable From 15", Adjustable To 67.5"
SY: we love these for over the island. Black. These work in terms of hanging height but are double the cost of Emberton (left). the https://www.lumens.com/ginger-led-pendant-by-marset-MST2045261.html I really like these but I see the cost - again -how many? SY: three. I like the Pemberton! Note that we are working within allowances that are already in your contract.
SY: I think this is my current favorite (before we get samples) for below the chair rail in the powder. Or the whole wall if you're feeling daring. Because it would be awesome. MCB - Not sure how daring- may depend on how expensive....But this is my favorite of the wallpapers.... SY: got it. https://www.mahoneswallpapershop.com/product/3115-12412-farmhouse-navy-chesapeake
SY: we love this for the kitchen pull (available at 4, 6 and 8") MCB/M we like these. Crazy expensive or reasonable (which I understand is a relative term). SY: we will check - we aim to fit selections in the allowances that informed Dave's estimates. https://www.signaturehardware.com/masella-solid-brass-cabinet-pull.html
SY: another island option (for significantly less $)WE like the significantly less $$ part. Would there be only one of them? - https://www.lumens.com/cruz-led-double-pendant-by-kuzco-lighting-KUZP373507.html. SY: there are 3 (see model) and all of these items should fit within allowances, or even out over the whole collection - or we will certainly tell you if something we all like pushes beyond the allowance. I checked these in elevation, but unfortunately the max hanging height of 52.75" is too short.
SY: just going to throw out some chandelier options for over the dining table. Not vetted yet, just getting your feedback. I feel as if this is probably too mod for you. I'm looking for something more like what I put in model but this struck me so I figure I run it by you. MCB Your gut feeling is right here - just too cool for us.
SY: this is 30", need to check size in elevation. But good possibility for over dining table. Thoughts? I want it to be glass or white so the light doesn't just shine down. MCB/M We like non glass/crystal option - the Hubbardton Forge. https://www.1800lighting.com/elegant-lighting-urban-classic-monaco-30-inch-8-light-chandelier-2665425.html?src=private_multi&gclid=Cj0KCQjwyMiTBhDKARIsAAJ-9Vt314Vnvdl44d4oLfgdfW1CMFjWHKWq_gbUW4fubcxxEd6NOHzF494aAslREALw_wcB
SY: might be too blingy. But thoughts ?14"Hx26"Wx26"D .MCB" Yes- too blingy for both Mark and me. https://www.shadesoflight.com/products/glass-cicles-chandelier?sku=CH19312+++GM&mrkgadid=1&mrkgen=gpla&mrkgbflag=0&mrkgcat=&acctid=21700000001693419&dskeywordid=92700070268378568&dsproductgroupid=1641257927441&product_id=CH19312GM&merchid=5159247&prodctry=US&prodlang=en&channel=online&storeid=%7bproduct_store_id%7d&device=c&network=g&matchtype=&locationid=9016563&creative=587908502385&targetid=aud-1261562879712:pla-1641257927441&campaignid=11870850184&adgroupid=141352992384&gclid=Cj0KCQjwyMiTBhDKARIsAAJ-9VsrI69_tHfJDVib2Jfk-U_BP3AJ7TaGZE70K8bFk6qLrGuqr895VX0aAjXqEALw_wcB&gclsrc=aw.ds
SY: could go away from glass/crystal. This is elegant. Hubbardton Forge Exos 3 Light 28" Wide Drum Chandelier - Long Variant MCB/M - so apparently I just deleted the link and whatever I just said. We like this one - assume it goes over the table - opposite the three doors to deck. What is the material/surface/texture of the "shade"? Even blown up we can't quite tell. Also - cost is a factor and we need to consider that as well. But this is our favorite design. SY: this fits in allowances! But unfortunately the max hanging height is too short. I will keep hunting for something along these lines. https://www.lightology.com/index.php?module=prod_detail&prod_id=546464&option_id=1062217&utm_content=139610-1669&gclid=CjwKCAjw9-KTBhBcEiwAr19ig9zE4I1lNP19c4MjOGnysCQIwn4ikXOMqjauqCccWFD9G4ZUZToa1xoCRIEQAvD_BwE
SY: 52" Minka Indoor fan. Checking size but this is what we are going for. MCB/M We like this one - your thoughts on the color - do we want this one for contrast as opposed to staying with the white? https://www.build.com/minkaaire-roto/s959054?uid=3540266 SY: yep, I want black to tie to the black elements through the space. You can see the effect in the model.
SY: honing in on some particulars now! here's a possible swing arm lamp for by the two swivel chairs in the sun room. I wanted white shades there for ambient light, but black is fine by the sofa, as you'll have another table lamp on that side. Anyway, without the built in, you could do just floor lamps, but I find them hard if you put swivels there... still want the two sconces? WE like these sconces and the black one for the sofa. https://www.serenaandlily.com/flynn-single-wall-sconce/m11587.html?color=White&utm_source=adlucent&utm_medium=cpc&utm_campaign=adlucent&gclid=Cj0KCQjwyMiTBhDKARIsAAJ-9VvFzXs92TGkx1WmULIiXNAwrV1rNMDtzOvwmFvnJNE-BhUxlkyHu6IaAr2wEALw_wcB#fo_c=745&fo_k=88e7f121f7001a6fa7dde36f25290995&fo_s=adlucent
SY: another option for over the sofa in the sunroom. MCB/M We like these. We are a little concerned if the light will be too focused, but I trust that will suffice to light/warm up the sofa side of the sunroom. https://www.lumens.com/simon-wall-sconce-by-ed-ellen-degeneres-GLBP231057.html?cgid=20&dwvar_GLBP231057_AttrValue1=Midnight%20Black#prefn1=ProductCategoryPath&prefv1=Reading%20&prefn2=StandardFinish&prefv2=Black&tileIndex=9
SY: and the sconce over the sofa in the sun room? I think I like the other one better (the EG) with the swivel arm. https://www.lumens.com/blink-swing-arm-wall-sconce-by-matteo-lighting-MTOP308691.html?cgid=20&dwvar_MTOP308691_AttrValue1=Black#prefn1=ProductCategoryPath&prefv1=Reading%20&tileIndex=4
SY: powder room. would you be open to wallpapering it for a little happy surprise? We're keeping toilet and wood floor. Also vanity? What about mirror and light fixture? If you add wallpaper, and swap out mirror and light fixture, voila! You've achieved this little jewel box effect. :) MCB - so is wallpaper a thing again? I could be convinced, but you'll have to give me your best pitch here... SY: it is! lol.
SY: floral/botanical option. Note also that ideally, we swap out your pedestal sink for a vanity with some storage, so we can get rid of the misc storage cabinet opposite the toilet. MC: Hmm - a good thought but not floral - would definitely try to make this an inexpensive piece tho...(like the silly cabinet is now).
SY: very warm and luscious here! When the kitchen is part of one big space, it has to work with the overall feel. What do you think of this? MCB: I like the feel (not the stools) and I LOVE the idea of real seating at the bar and not having two dining tables...but that's a bit of a discussion. Color wise I like the palette of the previous better - but you know I love our bath and this is closer to that color scheme. Not sure about the tile under the cabinet...not a real fan there. Actually like the light fixtures. SY: pulling this up as a primary inspiration image. We are working with wood and gray-sage-green, with touches of blue and brass and white and black. Blue cabinetry is not working as well in our opinions in this space, to achieve a warm furniture-y effect.
SY: Let's think about the feel and palette of a big opened up kitchen. When I think back on your ensuite bathroom project, I remember primarily that you both liked warmth! I assume that applies to this public space as well. I love lots of things about this image. Talk to me about this feel and palette? I kind of love it; the brick fireplace would flow well with it, as would the piano, and it reminds me of the SYH kitchen project you like. MCB: I do like this one - not quite sure how I feel about the different colored cabinets and I know the BB top on the island would be trouble for me _ probably? But I like what your are saying about the warmth (yes, we want that to continue). SY: pulling this up as good inspiration for feel, even if we don't use blue or butcherblock.
SY: the SYH kitchen you said you liked MCB Yes - love the feel but you're probably right that i don't what white cabinets. SY: pulling this up for good inspiration, but want to spread the white and blue out in the room rather than in the kitchen. Would like more warmth for your space than this has.
SY: green and wood and white and brass and black. Winner. Adding in some blue accents in the overall space, but finding that blue cabinets seem to cheapen the warm effect we're going for. https://www.mydomaine.com/green-kitchen-cabinets-5104885
SY: green and wood (though sage-ier than this, more neutral/gray green) with white brass and black accents. With a bit of pattern in the backsplash (from your Italian tiles).
SY: green and walnut with oak floors and white and black. We're working in some blue too but feeling this direction!
https://www.doornmore.com/miami-mahogany-3-lite-contemporary-modern-shaker-exterior-double-door.html?utm_campaign=product_feed&utm_medium=cpc&utm_source=Google&utm_term=alldoors MCB: Same thought as my comments on next photo - really like the design, love the "mid century modern" type idea, but does that really fit the red brick? SY: need to think about the finish for sure! But I'm glad you are open to a new style.
SY: any interest in swapping out your front doors? Keeping the sidelites. The arches feel a bit dated. MCB Would definitely consider swapping out front doors. Not sure the wood look works for us, but open to all ideas. I agree that the arches are dated and it is time to replace. I do want to keep the sidelites - we don't get much light from that side of house. SY: yes, would keep the sidelights. And haven't even considered material/color yet - just design.
SY: we are expanding your mudroom footprint out to be flush with the powder room, and as such it can house a mail/drop zone like this (!), coat closet, ample pantry, as well as hooks/shoe area. MCB: I love this look. Anxious to see more to discuss.
SY: more fireplace thoughts. Though I don't think I want another brick fireplace going all the way to the ceiling in here (and I don't want to paint your brick). Just the continuous mantle idea (though with a buffet/cabinet rather than wood storage).MCB - upstairs, right? and yes, I like this idea. SY: yep, upstairs!
SY: fireplace thoughts. Just remove the left cabinet. :) MCB - Sure - much more modern look than what we currently have. I'm ok with it. SY: it's looking good in 3d!
SY: thinking about your living room fireplace. Which we are keeping! Seems it kind of wants to spread out in the space, filling in the bump out (vertically and/or left-to-right) and maybe even connecting to something like this toward the front windows (sans tv). The traditional surround you have feels a bit undersized and like an afterthought, and doesn't really go with other (three!) brick fireplaces, that hold their own architecturally, you know? MCB - Agreed. Let's talk through this. SY: thumbs up
MC: so this is beautiful - but I think impractical for any maintenance that might need to happen. I want to keep my full size machines side by side until I/we have to resort to the smaller versions and use our master bath laundry option. SY: yes, sorry I think I accidentally dropped this here and meant it for someone else!
SY: this shows two beverage fridges, but you could also do one beverage, and one standard mini fridge - both under counter. MCB - I think we already decided here and in the next photo that i really want that full size basement fridge. Not really sure why I can't let that go, but clearly I can't. SY: got it.
SY: apartment size fridge for basement?
MCB - What am I commenting on here? (not being snarky - just asking).
SY: not this hood, but this palette. Warm, bright, happy... thoughts on this feel/palette for kitchen/Public Zone? MCB: I like warm, bright happy - somehow the first photo still better color for me (maybe I do prefer the blue-grayish color cabinet to the green? I've thought about hanging pots, but not sure that works in our space. I can be convinced otherwise tho.
SY: palette/feel of this space for public zone? MCB I like this feel but not a big fan of the lights. Maybe a little too modern farmhouse? Iffy here.
SY: We can go light, but I'd like it to be a creamy/putty color rather than bright white for you. Right? MCB - Yes - too white here. I do like light but you're right - not bright white.
SY: For basement baths, we are looking for simple, affordable and accessible materials, keeping the warmth I know you like, and avoiding anything stark or drab because you don't have any natural light. I think just a touch of color is a good idea given the lack of natural light. This scheme above could be great: dark floors (love this small charcoal floor tile), greige wall tile, lighter neutral walls, white vanities (yours would not be pedestal of course) and a pop of color on each shower curtain. MCB - I like all these suggestions.
SR: How about a dark floor and wood vanity? With otherwise neutral elements like white walls and tile in shower/tub? SY: We could warm this scheme up a bit with less bright white walls if you want, though this is fresh and modern. Could still bring in pops of color in shower curtains / art / accessories. MCB - Leaning more towards feel of previous picture. I'm not cool enough for sleek and modern.
SY: here's a more colorful scheme. I might do a wood vanity in this space, but with gray and green as shown, to give things a little life? MCB: I like the feel here.
SY: here's another possible direction: warm but light walls, gray floors with an enlivening pattern perhaps, navy vanity. Tub walls would be accessible, affordable white tile, and we'd suggest some colorful art/accessories. Thoughts on this scheme? (Open up this and all these images to get the full effect - they are cropped on the main page.) MCB: I like this feel
SY: here's another accessible scheme! warm here but neutral. thoughts on this palette/feel? MCB: I like it - but lean a bit more towards previous "feel"
SR: Or would you prefer a wood vanity of some sort? SY: This palette is warmer, which we know you like. We *think* you could find a good wood vanity ready made and affordable to get this effect. Again, a more interesting floor tile here - could be more expensive, but could also enliven things while keeping the whole fairly neutral.
SY: here's a simple all-neutral, warm scheme with no windows. MCB - A definite improvement but doesn't do a lot for me - need a bit of color or contrast otherwise I think the neutral just makes it all look bland with no natural light.
SY: not as warm as I know you leaned toward in your ensuite bathroom, but fresh and bright and clean, with imminently available and affordable materials. What do you think? MCB- now you're talking my language for lower level bathrooms. I do like this feel as well - fresh and bright and white may be just what those enclosed spaces need.
SY: an example of a ready made gray vanity for the adjacent aesthetic direction. Most of these at 36" look to be $1200-$2000 including tops, and there are wood and painted options. We can also source out to a local cabinet maker who does non-custom; the price may be the same or similar. MCB Lovely. We don't need super expensive tops. Maybe even find some "remnants" ? - is there such a thing?
SR: tub/shower tile. Something simple and straight forward. Neutral for each bathroom. MCB Sure - what are the options for replacing those fiberglass one piece ugly units?
SR: I'm wondering if a warmer floor tile with white vanity might an option for you as well. Thoughts on warmer vs. cooler floor tile? Yes - I like this idea. Warmer floor tile with white vanities could work. I do like the idea of some splashes of color, but as in the photo above, there are no windows, so nice to make our own light,...
SR: This is satin nickel SY: I believe we put nickel in your bath, right? MCB Yes and they are lovely - but I don't need to go this high end in the lower level baths. I'd take the "entry level" Kohler or a mid-higher end Delta (but you know I am partial to Kohler). So perhaps Kohler in your basic chrome - no fancy finish.
SR: We would most likely be looking at chrome or satin nickel fixtures in the basement bathrooms, just to keep the costs down. MCB Yup - you got it!
SY: ok for a piano to sit by a stair, right? Just not by an exterior wall? (I'm asking, does it need to go up against a full, solid wall? I think it does not but figure I make sure. In fact the wall it sits next to now is not full height, is it?) MCB - correct - wall where it sits is NOT full height.
SY: I know you want to repaint all the public spaces on the main floor, and the basement family room and passageways. What about the basement bedrooms? MCB: Would probably do that on an individual basis- but happy to entertain color palettes. The girls rooms need new colors....
SY: a hickory engineered wood floor here (in an SYH project) MCB This is the Linden Hill House project - love the feel here but our space and light isn't really comparable I don't think.
SY: red oak floors (as I recall) - this is an SYH project MCB: I like this but again, maybe too much wood/neutral colors here.
SY: walnut floors (engineered) - an SYH project on LWB's site MCB: I like - maybe even too much "white wall" look even tho I don't think the cabinets are white/white.
SY: warmer/browner natural oak MCB: Like the palette here
SY: light/natural oak MCB; A little too white here.
SY: medium toned floor, likely oak MCB: I like the feel of this space.
SY: end of your island (cookbooks above in your case)
