I am looking to build a luxury 5 bedroom house in the country. What are the essential features I should include to make this as attractive as possible? A top ten? ...... Thank you for your input.

    Very similar to above:

house attractive and sympathetic to location. Good quality throughout

large kitchen dining family room over looking garden

    good size plot/garden

large master suite with dressing area large ensuite and best views

    double bedrooms

at least 2 separate reception rooms

utility/boot room (ideally separate but not essential)

    lots of storage

    large hallway and statement staircase

detached double garage (preferably with a room above)

    Most large luxury houses we see in the countryside will contain features such as a cinema/games room, a gym, or even a bar. Just to give you an idea of some of the things we have done for clients in similar situations;

    An expansive entrance/hallway is also a great idea as it sets the tone for the rest of the propery;

    In addition to the above:

Well incorporated artworks in the public areas. (e.g. entrance hall)

I like all the comments above!

    1. Complements environment

    2. Large feature windows (no awkward ones to dress) and high ceilings

    3. Large kitchen/diner with island and larder with a play room or den off of it

    4. Guest ensuite room

    5. At least one feature fire of sorts

    6. Well planned utility/boot room

    7. Good storage throughout

    8. a decent sized hall with a view to the garden if possible

    9. A walk in wardrobe/dressing room to the master bedroom if possible

    10. Well planned and effective practical solutions such as heating, flooring, lighting, windows etc. I would also personally avoid a rendered facade as I have a very hefty decorating bill coming up!

Yes minnie101 is so right, I wouldn't buy a country house without a fireplace (or scope for one at the very least). That will have to be my number 11!

    Hi Alimdunk.

We may be a little biased but we'd definitely suggest you put a lot of focus on creating a luxury kitchen at the heart of your home. We work on lots of new-build projects and more often than not the kitchen becomes the main socialising space above the living room! If open plan living is to your taste then perhaps a large open plan space that flows from kitchen to dining to living area, all with bi-fold doors that open onto the garden and presumably beautiful country views? Also, a couple of people above suggest a utility room, this is definitely a good idea. Hiding away the washing machine/ tumble dryer etc will make your kitchen space much more attractive and keep the mess and clutter of washing etc. elsewhere. Perhaps you could even have a utility/ boot room - perfect for kicking off the wellies after a countryside walk.

We've put some pictures below of some our projects that might help inspire you with your project.

Whatever you choose for your new home - best of luck with it all!

    Kindest regards, Davonport.

Attractive, well proportioned exterior not too big for plot

Generous hall/ circulation space and feature stairs

At least one proper fireplace (links to final point)

Practical easy to clean floors in most of downstairs

Plenty of sensor controlled outside lights ( it gets blummin dark)

    Separate laundry and boot room.

Porches to shelter front and back doors

    Hot and cold outside taps

A solution for rubbish broadband speeds.

    At least one dog

Facilities/ options for keeping warm, fed, entertained and connected in case of a lengthy power cut. E.g. Old style phone, open fire/ stove, gas hob, camping light etc. Depending how isolated you are this could include a generator input point in your electrics circuit.

I'm trying to imagine the EA description for that house obobble! Comes complete with camping light, old phone and dog?!

Have you thought about how you would control your new home? For me one of the most important things to put into a larger property is a Home Automation and Smart Lighting System. Not only will it control and future proof your home, it's also energy efficient. Take a look at our website for more information and ideas http://www.ava-projects.com/home
