Our journey with BiglarKinyan began in early 2023, when a friend, who had used their design and build services, recommended them for our project. I reached out to Fardid for our initial consultation and from that very first phone call, Fardid's dedication to quality resonated with us deeply. We knew that his firm was the perfect choice to bring our dream space to life. In March 2023, I had the pleasure of meeting Monique and Fardid at our condo to share our vision. We wanted a moody ambiance with a vacation/hotel vibe, predominantly using the color black and incorporating principles of Wabi Sabi. To our delight, just a few weeks later, they presented us with a breathtaking design and later, 3D rendering, turning our vision into a tangible reality. However, two months into the project we faced a major setback. A leak from the building’s infrastructure caused by a malfunctioning sprinkler head flooded our entire condo, causing devastating damage. Fardid, Ken, and their incredible team stood by us through the aftermath, guiding us through negotiations with insurance and condo management. Despite losing 2.5 months of project time, their patience and support helped us restart the project in mid-December, for which we're incredibly grateful. Now, nearing completion, our space exudes the serene, Zen-like atmosphere we envisioned. The final deliverable is nothing short of stunning, a testament to BiglarKinyan's unwavering dedication and personalized approach. I got to know BiglarKinyan from a co-worker who designed his kitchen and bathroom. He describes them as professionals in their work and easy to deal with. So, I called BirglarKinyan to design our open concept plan (combining kitchen, dining, and living room). Fardid and Monique met us and patiently listened to us explaining our vision of the room. It was back-and-forth communication until they produced the layout that includes electrical (lights and outlet) and the 3D model. My wife and I were very happy with the design, especially when it became real. Everything came out perfectly. I highly recommend BiglarKinyan design services to anyone planning to do any renos. The design service is only a tiny fraction of the total renovation cost and it is worth having professionals do it for you. I would also like to thank Ken and Johnny for their support!

BiglarKinyan Design Planning did a full renovation of our 30 year old condo and went above and beyond our expectations! Their design team worked with us to create an exceptional design that was both modern and practical and, probably most importantly, in line with what we had in mind. BiglarKinyan Designs helped us with full basement renovation in 2018. My husband and I hired BKDP to do a complete design and substantial renovation of a condo we had just purchased. Our designer was excellent is interpreting our requirements which were very vague in some areas and quite specific in others. We continued to use BKDP for the renovation itself with quite a tight deadline which they met. The quality of the work was excellent throughout and the personnel we worked with were professional throughout.

We live in a 130 year old Victorian townhouse which was in need of some structural enhancements and a new kitchen. It was a tricky job once the space was gutted and we discovered water damage had rotted the part of the house and structure. Fardid and the design team did a beautiful job at designing our space and showed us a 3D rendering and full plans for every detail. They took care of permits and logistics as well as adding a project management team. The contractor team lead by Mike was also amazing. They looked after every detail, did beautiful wood working and went above and beyond on many items within scope. The team members were all very friendly and courteous. We were very happy with the process from start to finish with BKDP. We were referred by a work colleague who was referred by a close friend - double referral! We received a detailed quote and timeline. The project came in on time and on approved budget. I would recommend the entire team and would gladly contract them again for another project.

We completed a main floor remodel including the kitchen, and opening up of space via change in load bearing walls. Fardid and the team were amazing. Their attention to detail and responsiveness made the project proceed smoothly, and now, approx 1 year after completion, we are very satisfied. The design achieved our goal of adding value and utility to our house, and there have been no issues whatsoever. We highly recommend BKDP!

We hired BKDP to redesign the entire main floor of our detached home and we were very pleased with the results! Ken from BKDP was the lead on our project he was able to recreate our vision. His team was also a pleasure to work with. Ken gave us a detail rendering, list of materials and a budget for the project. They were also happy to answering any questions our contractor had about his designs. Overall, I would use BKDP Design again.

Would not recommend. The team is very expensive, yet slow, unresponsive and very hard to work with. Very disorganized -- you need to stay on top of them daily to see your project to completion. The co-owners seem like they are not paying attention to the business at all -- outsourcing all activities to junior staff and barely paying attention to their work. A huge disappointment.

I guess I should start off by saying that my wife and I are pretty picky and rarely give out recommendations (this is one of the first but feel good in doing so given the excellent service provided by BKDP). After interviewing and getting quotes from several contractors we thankfully chose BKDP as our design firm and as our renovation contractor for the complete gutting and renovation of our two storey home. BKDP came on top of the list based on our first impression of being professional and honest; like all home owners taking on a renovation project (and having lived through one in the past), we were leary if BKDP can follow through and deliver as promised but they did; Fardid (one of the principal owners) and his BKDP team provided top quality services and quality work. We were amazed at the attention to detail; his staff would call before any major part of the renovation would take place and give status updates as well as give us heads up on decisions we’ll need to make shortly in order to keep things on track. One other item we appreciated was that we were able to stay closer to budget by BKDP offering alternative solutions to keep the cost down ie types of flooring/materials as we started to add additional items to our renovation plan. One item that may make some balk at using BKDP is their Design fee but you will be very pleased with the amount of detail/drawings you receive and the fact if you choose to use them to do the actual renovation vs just designing the space, the Design fee is significantly reduced; overall it was well worth it and their overall cost was actually comparable to other contractor quotes received without the design drawings. We only had one disagreement with a subcontractor that BKDP used but that thankfully was quickly addressed by BKDP. One thing we know for sure, we would certainly recommend BKDP to anyone and will certainly use them on any future renovation project. Bey and Ricardo

Where do I begin? We had such a great experience working with the BKDP team. It started with an email to their office letting them know my dream to reinvent our home to be similar to villas we rent in St. Barts. We travel to St. Barts annually. It's our favorite place in the world. I got a reply relatively quickly to set up a face-to-face meeting with Fardid and Ken. They seemed intrigued with our story and hence began the process. We went through the design phase and we were about to start the renovation when we had an illness in our family. We ended up putting the project on hold for a year. Throughout that time, I had a lot of time to rethink things and when the project got back on track, we revised the designs and the finish selections to an even a more extensive and beautiful renovation. Since we were renovating the entire house, I was faced with decisions to be made everyday. Although I enjoy everything to do with interior design, all these decisions were stressing me out. I can't thank Fardid and Cristina enough for the assistance and support they provided everyday. I was sure they hated me for all the emails I was sending questioning my decisions and theirs. They would reply in the kindest manner with lengthy emails explaining the reasoning for certain decisions and also providing me with pros and cons to help me make my own decisions. Working with them is truly a cooperative process. They allowed me to have input in every single aspect in order for our house to turn out exactly the way we wanted. They also always replied in a timely manner. Our renovation only took 6 months which I consider to be very efficient. At the end, it was crunch time and Jez (the project coordinator) performed miracles by getting all the trades in simultaneously in order to get us moved back into our house on time. We've now been in our "St. Barts villa" for about a year and whenever we have a small issue, BKDP looks after it quickly. So many people talk about never being able to get ahold of their designer or contractor once they've been paid. This is not the case with BKDP. They reply just as quickly as they always have even though the process is over. My husband and I could not be happier with how incredibly beautiful our home turned out and with the experience we had working with BKDP. They're friendly, professional, knowledgeable. open-minded and fun to work with. I actually enjoyed having my home renovated. Not many people can say that. Thank you Fardid, Ken, Cristina and Jez!

I hired BKDP to convert a falling down triplex on Summerhill Ave to a single family home. It was a gigantic project and Fardid and his team managed every detail of it meticulously. They did the design, the build and project managed the construction. People were really scared for me when I purchased the place as it was in complete shambles. I am now known as the only good renovation story of all my friends. Fardid and Ben (contractor) were a pure pleasure to work with. 4500 Sq. ft. was completely rebuilt in 27 weeks. On time and on budget. Even I did not predict that. The final product is a truly beautiful home for my son and I. Far more beautiful than I could have ever imagined. I had an excellent renovation experience thanks to BKDP. I recommend giving them the entire project though. I think the secret to what worked is they were 100% accountable. I've heard of people breaking up their work across different firms and in my case I think empowering Fardid and his team with the whole thing was the right decision.

We chose BKDP to renovate a dated 3--year old home. The scope of the project was large, covering the entire main and second floors, including a new kitchen and three baths. We needed a design-build firm that had: a track record of completing projects on budget and on time, with designs we liked; good tradespeople and a good range of products (from mid to high-end); Designs that suited our tastes (classic, with a hint of contemporary); knowledge and experience (e.g. permit process) to make structural changes; and most importantly, cared about their projects and their clients. BKDP delivered on all counts! We can't stress enough the last point. Fardid and Ken looked after all the little details in the project and finished flawlessly. Also, the time Fardid and Ken invested in the design stage really contributed to the success of the project. We went through several iterations of the design and (very detailed) budget until we arrived at the product that maximezed the value of our budget and met all of our needs. My husband and I purchased a three-story, 90 year old Georgian style home in North Toronto due to its' exceptional location. One drawback was the interior and out of date systems that needed a complete overhaul. It was a very daunting project and we met with many designers, contractors, etc., who were mostly inept, unprofessional, or unreliable beyond the first meeting. In the end, we had a meeting with Fardid and Ken, the principals of BKDP and felt confident in their abilities to plan and execute our project. We realized from the start that planning and communication were going to determine the success of the project and BDKP delivered every step along the way, even when hiccups occurred. Our project consisted of electrical, plumbing, structural, waterproofing, flooring, heating, kitchen, bathrooms, and interior painting. The work was done on time (5 months) and within budget, and three years post renovation, we are still very happy to have recommended them to numerous friends.

I had such an absolutely incredible experience with Fardid and the team at BKDP. Here are some highlights: First, their work is top notch. My place has exceeded my expectations in every possible way. They are on time, they were fully transparent about the schedule, set realistic expectations, and delivered on them. They set expectations about price. They will tell you what you get, for what amount, and what the tradeoffs are. Then they will try to keep you in that budget when you start to wander out. I hired BKDP to design and renovate my kitchen and I couldn't be happier. The biggest problem I had was my kitchen didn't have any windows and Ken offered great insights on how to maximize my kitchen. Although the renovation was delayed by two weeks because of waiting for material, it was on budget and I was kept in the loop the entire time. The thing that I want to mention is that after a year and half later, my faucet broke from wear and tear. It was still under warranty from the manufacturer and I contacted BKDP for assistance. Sylvia from BKDP got the manufacturer to mail the part to me. Unfortunately, the manufacturer mailed it twice and it was returned to them both times for some reasons (probably because I'm in a townhouse community and my mailbox couldn't fit it?). Slyvia had the part delivered to their office and took time from her weekend to deliver it to my home (totally unexpected and very much appreciated!). It's something I didn't expect after a year since the renovation. I will go back with BKDP when I get around to my bathroom renovations!

BKDP did a wonderful job on creating a relaxing high tech home entertainment center in my basement. Their attention to detail made the design process so easy and enjoyable as they really understood what I wanted (I was unsure!) and it is now a well loved room in my house. The powder room reno was a challenge for any design team and it exceeded my expectations in the end. I would recommend the BKDP team without hesitation!

We have had several very positive experiences working with Fardid and Ken at BKDP. The first project in 2009 involved the entire main floor of our large split level bungalow, including gutting and redesigning the kitchen, dining room, and family room, and new flooring for the large hallways and bedrooms. We were very impressed by the entire BKDP design/build process. We felt at ease with Fardid and Ken. Fardid met with us on numerous occasions, both in our home and at their office, to determine our exact needs. We appreciated their ability to "value engineer" materials and resources, without compromising design or quality. The results was a beautiful and highly functional living space. Our family decided to remain living in our house during the renovation. Despite this, things went remarkably smoothly, thanks to Fardid and Ken's project management skills. They were able to seamlessly coordinate the various trades required to complete the project. The trades people they engaged were generally very competent and courteous, particularly their general contractor. Although we were often at home when an issue arose, they would always contact Fardid directly. We were never bothered by minor daily issues. The entire project was within budget, with some delays in completion due to unexpected structural issues. Throughout the process, Fardid and Ken maintained timely and open communication. We were so pleased with our initial experience with BKDP, that we have since engaged them for two additional projects. We have also recommended BKDP to our friends, who have had uniformly positive experiences with BKDP. Highly recommended.

No one believed me when I tell them that I really enjoyed my renovation especially when they hear about the scale of work that was done. I hired BKDP and worked with the two partners, Fardid and Kenneth, to develop a design and renovate my ranch-style-side-split. The design process took two months to complete and they were really thorough. It felt like a partnership and I felt really comfortable with the choices they made. They encouraged my feedback and used it to improve the smallest details (I like finding a range hood with a remote so I don't have to reach up too high). Once construction began, BKDP's coordinator, Emily, kept in touch with me to provide updates and answered any questions. I didn't have to worry about anything. In the end the construction took a little over 3 months to complete and I have been loving my home since. When we first decided to renovate our place we had no idea where to start and no time to deal with all the issues. We came upon the website for Biglar and Kinyan and really like their designs they posted. During our whole project everything was very professional and transparent in terms of delivery, communication, coordinating, material selection, and the final inspection. This is our second time using BKDP and we couldn't have been happier with the results. Several years ago, we hired BKDP to help us remodel our condo and it turned out great. This time, we hired BKDP to help us with a substantially larger project: a full renovation of the entire first floor of our new house, which included: a completely brand new kitchen; re-designing the layout of our living and dining space; a new powder room; enlarged front window (which included a fair amount of brickwork); all new exterior doors; and a new lighting plan. The team at BKDP is awesome. During the design process, they took the time to understand how we live, and they really listened to us about all the things we wanted and all the things we needed. Then they married everything together to come up with several design options that they thought would suit our needs and give us everything we wanted. They did not disappoint! We found BKDP to have a very stylish sense of design while still being very pragmatic and functional. Everything from their room layout, to their selection of materials exhibited these characteristics. Because of the large scope of the project, we were glad to have BKDP manage the procurement and construction process; we could not have done it without them. They had a detailed construction schedule, timed to their contractors' schedules and the delivery of our materials. When certain materials were on backorder or late, BKDP was always quick to give us alternatives and/or adjust the work schedule to accommodate the changes. BKDP also gave us regular updates on the schedule and they were also quick to respond to any surprises that were hidden in the walls. We found them to have a high level of expertise and creativity to manage any surprises that came our way in a suitable and cost effective manner. We hired the services of BKDP to take our very outdated 5 bedroom house in Toronto and turn it into our dream home. I found them on houzz as I loved the look and feel of other projects they had done. Fardid was meticulous in taking down every detail of what we were looking for, understanding that we needed a functional family home but without compromising on a minimalistic modern design. He asked us about our everyday living habits and when we saw the first designs - it was perfect! Even more exciting and fun yet practical than we could ever have hoped for. It was our pleasure to hire Biglar Kinyan Design for our extensive basement renovation. Our project involved the demolition of the existing basement, installation of a back flow preventer/sump pump/waterproofing system. It also included a complete redesign of the HVAC systems for our home, and extensive electrical and plumbing work. Finally, they did all the finishing work, including the redesign of the entire floorplan, and creation of a new washroom, laundry room, closet and living space. We could not be happier with the final results. The team at Biglar Kinyan was always professional and kind. They listened carefully to our needs during the design phase of the project in order to come up with a layout that would suit our family. Their contractors took care with our home and were always willing to address all concerns with us. When minor problems arose, the team at Biglar Kinyan was willing to go above and beyond (including a trip out to our home to ensure our washing machine was working properly before the Christmas Holidays, and providing us space heaters when our heating system was not installed in the autumn). Our project was quite complex (with several problems that were hidden until the old walls were removed), however, their team managed all the problems successfully. At every phase of the project, they worked with us to provide options to keep as close to our original budget as possible. Furthermore, they had expertise to manage all problems as they arose. They final product is suberb! It has changed the way we live in and enjoy our home. It was a pleasure to work with all of the members of their team, and I look forward to future renovations with their company.

Ken and his staff at BKDP are professional and attentive to detail. From the moment my husband and I met Ken we felt as if he was really listening to what our growing family needed from the kitchen renovation. The design incorporated all of our requests from opening the kitchen up to the dining room, to concealed garbage and recycling bins and much needed storage. Throughout the renovation, we were able to email our concerns or questions to him and his staff and always received timely and helpful responses. Our new kitchen is both highly functional, and beautiful. The final cost of the project was the same as initially agreed upon - there were no surprises. We love our new space.

I hired BKDP to design and install my main kitchen, basement kitchen and 5 bathrooms in my new build modern home. I had interviewed a number of designers previously and liked their enthusiasm for the project. The timelines were tight and I was exhausted by the time I got to the fun stuff. They did an amazing job from start to finish. I get a lot of people asking me to recommend suppliers/trades because I just built my home. There are only a few that I would highly recommend and they are one of them. We worked through the plans together and they provided a nice selection of options. They were very collaborative and really heard my needs and wants and tried to accommodate it all. They were fantastic at scheduling and being on site for important pieces of the installation and were incredibly detailed with all the specifications for the trades. The project ran very smoothly and they were incredibly responsive with any questions or concerns I had. All in all a great experience!

Extremely happy with the style and efficiency of the kitchen design as it's the focal point of our house. The design process took about 6 weeks and the design was revised a couple of times as we added more items to our wish list. They presented different design and material options to us and guided us to select the design that we like. The renovation took about 3 months to complete and we were very pleased with the end result. During the renovation, their coordinator kept us updated with their progress and schedule without the need of me calling them. And whenever I call or e-mail them with questions concerning the project, they would respond to me right away. We are considering to renovate our basement later on and we would definitely rehire BKDP for their service without hesitation.
