Notoriously bad in attending issues. Closed the house with many open items. Had to go behind for months to resolve them. The resolution was not complete. They would not own any accountability. Annual insection items are not fixed but pushed back. We own multiple homes. No builder acted this way for annual review issues. Expect no accountability, customer support from the builder if you want to go with them.

We have had nothing but issues with our house since the day we moved in. The biggest issues is that our master bath was completely thrown together at the end of construction. The grout has been wet since day 1. We kept waiting for it to dry and it never did. Eventually (less than 2 years in) the shower leaked into our closet, causing mildew on the carpet and walls. We have not used the shower or the tub in over 3 months and know that it has totally dried, the grout is crumbling. We literally can not use the tub. I am in the process of taking down names and phone numbers of everyone in Coastal Point who are having issues and taking this information to the BOD of the MUD District. I will also be having a sign made for my front lawn that states "ask me why you should never buy a Brightland home". This is not a joke or a bluff. I am disgusted at the level of disregard we've received. They eventually came out (only after I emailed over and over again), only to tell us they won't be doing anything about any of our issues. They tried to explain it away with "condensation" and the temperature of our house, which I have told them over and over is kept at 75 degrees. It was at 75 degrees when the showed up. There's no explanation for what is happening according to them, aside from it's not their problem.

Upon our initial day of moving into our newly acquired home, we were greeted by an unwelcome presence of black spiders, scorpions, and ants. Despite our request for at least one extermination treatment, our plea was rejected. Regrettably, we rushed the property closing due to our son's urgent college enrollment. Many of the items on the pre-closing walk-through checklist were left unattended. When we inquired about these outstanding issues, they began addressing some but not all. For instance, the walkthrough list included concerns about excessive weed growth on the property, which they initially pledged to handle. However, they now claim that the lawn isn't their responsibility, and when we requested a receipt for any lawn treatment performed, they could not provide one, yet they declined our request. After residing in the house for 15 days, we discovered a significant crack in the exterior window glass, which is not visible from the inside. Their response was that this issue was not identified during the walk-through and, therefore, is not covered. It's worth noting that the window in question is located on the upper floor and can only be accessed by individuals with a tall ladder or by flying objects. Interestingly, our house is currently the sole occupied one amidst 10 others being constructed by Brightland. It seems likely that the crack occurred after closing and is related to the ongoing construction in the vicinity. Unfortunately, our attempts to seek assistance from customer service have been met with rudeness and abrupt dismissal, with their response consistently being, "We cannot help you." Having owned multiple homes in the past, I have never encountered a builder as dismissive as Brightland. In fact, I have never felt compelled to write a review for any of my previous homes, each of which I have owned for over five years. However, my experience with this particular house has been quite different, as I have had to raise 10 separate complaints within the first month of ownership. I sincerely hope that Brightland recognizes the shortcomings in their service and takes appropriate measures to address them.

I am a person that really does not give much reviews because my standards and expectations are really high, but in this case I must give must say That I have had a great experience with Betty . I closed on my home on May 2023. Were there issues, yes, but I can honestly say that every Problem got corrected and confirmation of each corrections sent to me. Betty has and continues to assist me with any problems that I may have. She in turn contacts Josh Who in turns handles any issues. My house is beautiful and I am really happy with the final results. I would recommend them.

We love Brightland Homes, and the service received by their employees! After moving 19 times over the last 15 years, we finally found our dream home in Texas! The home itself is very well constructed with beautiful upgrades throughout. Brightland Homes has an unbeatable warranty package, and the warranty service is hard to beat. Sales Counselor, Michelle Randolph, in Seabrook Texas made homebuying a breeze, she was always available - even while she was on vacation - and continues to be of service to us weeks after closing! Highly recommend Brightland Homes and their team ... 5 Stars!

Very low quality materials, no quality check, very poor finishing, no durability. No value for quality or customer experience. Find a builder who truly values quality in practice, not just words for advertisement!

BUYER BEWARE!! If I could give Brightland Homes a zero, I would. I bought a new home with the expectation that there would be less maintenance and repairs needed than if I were to buy an older home. Oh boy was I wrong! Issues surfaced from the beginning and continue to come up. I’ve been in my home less than 7 months. Gas leaks from both water heaters, cracked countertops, chipped tiles, hardwood floor peeling, paint peeling/no primer used, blemishes on nearly every subway tile, crooked ceiling, interior door frames cut too short leaving very noticeable gaps between frame and floor, unsealed exterior door leading to water leak, cracks in driveway and backyard patio, closet collapse, loose bricks, warped fence, rusty pipes… I could go on and on. Take a look at the attached pics, and judge for yourself. Reading through the plethora of negative comments below makes me even more frustrated, and sadly I agree with almost every sentiment. Issues inevitably come up. I waited to write this review because I truly wanted to believe that Brightland Homes would do right by their customers but instead… The builder avoids taking any responsibility by claiming the majority of my concerns fall under homeowner maintenance or defers issues to subcontractors, but in one instance the subcontractor indicated Brightland Homes denied warranty claims. Rarely will you get a direct answer from the builder. There is a culture of not being accountable. Voicemails don’t even have a greeting so you don’t even know if you’re leaving a message for the right person. The receptionist will not give out direct numbers. I’ve learned not to hold my breath waiting for someone to return my calls. We were rudely awakened before the crack of dawn early one morning to sounds of hammering, conversation and laughter from a construction crew working in near darkness next door. OSHA should be brought in to assess work conditions at 5am. I have videos of this, if anyone is interested.

I purchased my home in October 2022, where do I begin. The subcontractors this company uses are the worst in the business, they do subpar work, and you can’t even get the builder to assist with getting issues corrected. Everyone blames the other than they say you are out of warranty. So be careful, if they used ML JOHNSON Irrigation be ready for problems. I put in a warranty ticket in March they didn’t even bother to get in touch til May. By that time I had to have the issue resolved so we could have water, so now they say the warranty is no good. What crooks!

Do not buy their homes. The construction material is low quality and the floor plans are terrible. They are building a new community called 'Lexington Village' in Missouri city which is below average built and cramped up housing. Not recommended at all

Their response time to fix stuff under warranty is horrible. We submitted a request to fix the front and back door more than a monthago! They're not well installed and make loud noise when it's wendy. It sounds like we are living in a horror movie!! It seems once they sell the house, don't care anymore. Poor customer service and quality of work.

1. Lot of issues related to the wrong information by the sales representatives, I was told that I can get the mortgage finance from some other lender instead of preferred lender as they are quoting lot higher, so I was ready to get one but was waiting for the closing date. so they announced closing date right before 44 days and said that we have a policy of changing the lender only before 45 days of closing. so we had no other option other than taking the high interest rate. May be the rep is getting an incentive from them, so he planned this. However, they have not closed it in 44 days they took 54 days, if he had given me chance to refinance I would have got for a much lesser rate than what I am paying now. 2. I was told that, the lot I am buying is an inventory lot so any upgrades for the house has to be paid by me, so I had to buy an extra bathroom for 16k, where as the same model which is listed for sale in inventory got that extra bathroom as default. 3. Rep made us choose our model saying that this is the only model which can be build in this lot because we do not have such model in the street, and he added that "we will not have the same kind of homes in the same street". Now i see one right infront of my home and one to my side.

My wife and I bought our Gehan home and loved it. However, there were a few problems that needed to be fixed under warranty. After submitting our 60 day warranty, we had the displeasure of working with one of their warranty representatives, James. Only one or two of our issues were fixed. He found a way to “void” all of our other problems and not fix. The reasons he gave for voiding were far stretched and didn’t make any sense. He was continuously rude to my wife and I, and after many days of going back and forth we finally gave up. There are still many problems with our house that we are now responsible for fixing ourselves. Not just small minimal problems, but major foundational ones like flooding of our side yard, nails popping through our ceilings, and horrendous caulking job leaving gaping holes along our floors and appliances. If you happen to purchase a Gehan home do not bother submitting for warranty, as they will weasel a way out of fixing anything they can.
