As explained in your closed BBB complaint, the gutters on the shed patio cover have been installed properly for over a year. For a single sloping shed roof, gutters are only installed on the front section to catch the runoff of the patio cover's sloping roofline. It was explained to you, the customer, multiple times that the issue is not with the patio cover roofing and gutter system, but the lack of gutters on the second story of the home above the patio cover and gabled roof to the right side of the cover causing the additional run off to the right side of her home. I have attached images as well to show to the right side above the patio cover roof is the second story of the home that does not have gutters on the right side ridge portion or the entirety of the second story causing a large amount of run off to the high sloped center ridge located to the right of the patio cover causing run off onto the patio area which is in no way a fault of Affordable Shade. We have offered the gutter company to give her options to assist her in correcting this issue as a courtesy, but the drainage and run off issues this customer is complaining of is not an issue of her cover built by Affordable Shade but an existing issue prior to our build. We cannot control the runoff of the full roof line and were only contracted to build the patio cover area which we have done so properly.
In the past week our District Manager, John Simon, has worked closely with Mr. Valentine to resolve the issue.
-We let Mr. Valentine know Affordable Shade Patio Covers voided and apologized for the ‘verbal change order’ Ryan and/or Crown Electric requested for $600.00. Mr. Valentine is correct, the work was already an existing line item charged in the contract for attic wires.
-Crown Electric placed the wires in the attic, per the contract. They also repaired an additional electrical issue at no charge.
-We removed an old rusty bolt that was sticking from the pool deck where we removed an existing post and base bracket.
-We apologized for Ryan's lack of communication during the project. This is not how Affordable Shade Patio Covers operates, and we are currently handling this situation internally, so it doesn't happen again.
-We completed all work in Mr. Valentine’s contract, and we confirmed all work was completed satisfactorily, before asking for the final payment.
-Once we received final payment, Mr. Valentine will receive a Release of Lien confirming all subcontractors have been paid in full for this job.
We are very appreciative to Mr. Valentine for working with with our District Manager, John Simon, and allowing us to complete the project to his satisfaction.
We appreciate his patience with the situation.
Weather has also had a tremendous impact on our concrete sealing schedule. I assure you we will seal your concrete when the conditions are appropriate. After the 28-day cure time-frame has passed we need specific weather conditions to apply the sealer. We have numerous customers who are patiently waiting to have their decorative concrete sealed. This is not a step we want to rush or perform in the wrong conditions.
I assure you that you are on the list of our customers who need sealer.
