Big area of herringbone marble tile doesn't seem top busy since so light colored. What about using this where fireplace marble is in this pic?
Is this one slab or blocks of marble? Looks good. But other pics of huge marble pieces together did not look good. Kind of busy.

something funky and comfy for kids to jump on to accent the Ikea white leather couch in basement. BTW, this was my fave project on your site. Loved eclectic look (some gold things were cool and others were a tiny bit reminiscent of my grandmothers' furniture, but that's just my personal bias from life, house was great).
These are current guesses for exterior. Either all red brick traditional. Or some mix of Hardy and brick. What color Hardy goes with red brick? I've only seen this white Hardy with Brown brick that looks nice.. Price probably to prohibitive but also considering flat top roof with third floor deck on front of house.

Love open flexible plain space free of clutter. Refuge from rest of messy house and kids toys perhaps on third floor. But in general, I hate clutter and want nothing on countertops so there must be planned storage for everything. Don't like any decor on countertops - these are just dust collectors. All detail needs to come from the structure (wall paintings, wainscoting, some tile, rugs). Prob won't be able to afford custom shape window like this, and it might look funny facing front of house anyway. But this is great loft/sitting space on third floor.
Want back porch to feel like a living space. To be as comfortable as couch and rug and ceiling fan and fixtures as if inside. That said, outdoor and basement are spaces where we can save money. Can always upgrade these areas later. I've been happy with the quality of our outdoor wicker furniture from Home Depot! I'm thinking more modern though, something that I can sit comfortably on even if I don't want to get the cushions out, need place to store cushions. Or maybe don't since porch will be covered now. We also want radiant heater in ceiling to extend time we can be outside.
Ceiling plus drawer coordinated look. Mainly need designer so look feels coordinated and intentional and cohesive. This maybe a little too cutesy though.
Built in play house. Will our kids be too old for this? They will be 3.5 and 6 when we move in.

Windows in play space or loft are great. Lots of light. Inviting space. Not huge fan of this color palate though. Too fluorescent.
Love this green outdoor open feel for loft or play space on basement or third floor. What a great place to escape! Colors are charming and not too off putting. Anticipating kids growing up, would we use decals or paint instead of wallpaper and window treatments, so more easily switched out to teen theme in five years?
Big picture window nice even if it doesn't open. Esp for the third floor which is only floor that will get light since surrounded by tall buildings.
Three French doors would be cost savings to sliding doors but are French doors more prone to wind leakage. Very interested in air tight house for efficiency, but more to block noise. Trying to get close to a passive house mainly for noise blocking and air quality effects, more than environment efficiency ;)
Nice layout for narrow small bathroom Love not having shower curtain. But this shower area would need to be bigger as kids would just get floor wet. We're not THAT European :).
Transition between master and sitting room
Apple trees trained like grape vines in California. Could we do this to create privacy from neighbors on side? Need much higher trees to block rear neighbor who has four story ugly building.
Is this a pin friendly wall for displaying kids art?
Magnetic wall for magnets and lists. Have seen whole walls painted white so can't tell the wall is magnetic. This is great for us as we could change which of our huge vintage posters are on display if just put up with magnets instead of always framing. Also what do we do with our current posters all framed in solid plain black? (The two more recent a dark gray wood more restoration hardware looking)
Cool kids space that will still be nice for older kids.
Great book and magazine shelving. We do display a lot of magazines as receive 18 magazines per month. But maybe this will go away as electronic media predominates in future?
Super traditional crown molding goes fine with eclectic and modern decor.
Possible storage idea for the playroom/kids study space on first floor.

Same Line K kid of traditional structure with eclectic/modern furnishings. mooiii lighting again. I loved this Mooiii chandelier that looks like dripping candle wax but can't find it online. Still have black oversized glass chandelier from Z gallerie and clear balls ceiling light knockoff from there too. We sadly lost our two Archemede Tolemeo sconces in a flood.
Pic from Line K homes in Ashburn that I LOVE! want to recreate same modern mixed with traditional, and I covet this spacious white open feel. Piet Boon uses lots of Mooii lighting. And fake wood floors; they are some engineered material that are supposedly more durable. Like this grayish flooring but is it too trendy?
Drywall for stairs. Hidden beam to hold. Could do glass for railing if can't hide like this. Don't want Craftsman looking wood banister or metal spindles...yuck. Would be nice if we could call up to third floor and see someone on third floor from first floor. Have them throw down socks :). Would drywall prevent that though? Do we need something with more holes?
Kohler Stages sink. This sink if it will fit. It's pretty wide. i like idea of drying dishes in second basin out of view (not on top of counter). But I still love our big wide sink. So need wide sink + small area for drying. Unless other ideas for drying hand-washed dishes, like is there a pull out half size drawer that you can turn dryer function on. Like a half dishewasher that can just do dry function? These tiles may be cheaper than huge Slab of marble if we do marble for backsplash
Cool backsplash, nice pendant lamps though I would do them in bigger size.
Can I do a quartz countertop with marble backsplash or will that clash? Will marble get brown stain from heat or splash of stove top? Should we do a plain white quartz countertop or marble-Esque look?
