15 Francis
Living & Entertainment upstairs
Bedrooms downstairs
modern french doors
sliding french doors
french doors - white bifold aluminium
love this but no black
oh goodness gracious. too simply stunning
cool double shower with handheld shower for times when you do not want to get your hair wet.
smallest possible little guest toilet, but good thinking for shelf and storage over with in wall cistern
another simple layout, should we have space anywhere, just to give a feel for frameless glass/heated towel rail, wall hung vanities, freestanding bath.
guest bathroom, but shower is shower/bath
beautiful
beautiful walk in shower with frosted screen for light, maybe in downstairs bathroom? but bath square and sunk into floor?
all vanities to have shaving cabinets over for storage and vanities wall hung, for easy mopping under
simplicity of shower screen
simple!
love inbuilt joinery - creates permanent storage for clutter free living. this could be bench seating/tv bench/anything, and have drawers or just doors
love full height openings, floor to ceiling, and frame is neither visible at bottom or at top
again, breakup of window/sliding door at 2100, allows for top half to remain open always, lets in daylight however, when curtains are drawn, it provides sun screen and privacy at night. i love floor skimming curtains with hard flooring. Makes minimal spaces feel cosy, espacially thinking rumpus room and bedrooms
louvres for cross breezes
love the v groove board detailing, adds warmth to minimal inbuilt furniture, like at boat house, shelley beach
dark timber, white, fireplace, aluminium bifolds, frameless glass where needed, nice rustic pendants, rug, comfy seating, etc.
might have 2100 high sliding doors and operable windows/fixed over, for when western facade is either windy, you can leave top open for fresh air, or blind can be fully down, but top part stays light and open
simple garden seating/detailing/steps/storage
don't know what it is, but i love it. so i'm saving it to 15 Francis
beautiful window. just a fixed square panel with simple timber frame. love it.
this is not the look, but we have timber floor to timber deck, full height sliding doors, level with external decking, bulkhead/lower ceiling over kitchen, delineating cooking from living space and also creating space for aircon/services
love the skylight. love the concrete. love the simplicity. a bit too simple for your house, but just thought I'd let you know i love it.
bedroom 3, over rumpus room downstairs, will be higher than rumpus/living. maybe we have clear glass to room from about 1.1m high to let light, but not sound. could even be louvres?
love concrete stairs and timber and light stone walls, maybe downstairs, just one wall? grounds house and makes it feel like it is dug into rock (because it kind of it) and feels cellar like.
love the white beams, love the full height glass sliding doors
rock visible, maybe in downstairs bathroom?
love that you see rock - bathroom - Eugene?
if we are going to go totally modern in kitchen, this is a great detail with 2 higher elements (pantry and fridge) on both sides, high storage over in line with 600 deep fridge/freeze and pantry, and a 350 deep strip of cupboards over with hidden strip lighting
oh wow. what a sharp and stunning balustrade...white?
glass balustrade around staircase with kitchen and island...gives an idea of your space might feel like in some of the sketch design options
high slot window in living? on northern facade? Or Southern. In rumpus/living. love the lighting and shelving
extension could have I beam and white timber beam infill as in this picture. adds warmth instead of just a flat ceiling. Love the industrial steel beams, however white softens the modern extension
oversized pendant, timber table, symmetrical window.
love it. love the timber, love the lights, love the timber table, love the brass details
love the concrete, stainless steel, and white very simple/minimal island ans warm white strip light under overhead cupboards - like the oversized rangehood and bar to screen cooktop from view
very simple, but i love it. we'll have extra bench space, e.g. island in all options, but i love the 3 glass pendants, the heritage architraves, the light timber, the crisp white, the massive window, even the heater. love it.
love the monoblock island and the very long dining table with cool chairs.
liking the marble and v groove white board. this kitchen is very different. i like it.
