like the glass walls walk-in shower. glass walls don't have to go all the way to ceiling, but be tall to prevent splashover. Prefer ~ 3'x4' walk-in shower for carriage house , with 2 way swing on glass hinge door. Inexpensive white subway tile a good option to consider for carriage house. Shower faucet which also has handheld attachment integrated is best. Prefer all faucet /plumbing fixtures in carriage house be same color: either of brushed nickel, orb, chrome, whatever is both high quality and inexpensive color choice. prefer all sink faucets have "auto off feature" to save water if not too much price increase.
consider (& scope cost ) to add a loft in addition to bedroom in carriage house as a separate sleeping space for adult kiddo if sell current house before build main house at ranch. Loft area can be small 10'x10', have low/sloped ceiling, but would need really good lighting ( gable window?) and access ladder from living area not from inside my bedroom. NO CLOSET in LOFT!! (NOT a bedroom!)

interesting offset of more carriage house onto upper hill/driveway with oversize garage still on lower level & wrap around deck above garage. exterior finish is a bit too grey concrete modern for me, but the concept is interesting. also, this home too large vs carriage house can be and a bit too much of ski chalet decor in interior photos. ?? offset might dramatically increase cost ??
like double wide garage door - insulated, only small windows if has windows. basically, i like the garage doors i have on brook lane, but those may be wood. steel w/wood look is better option for carriage house & main house at meadow dale. Two separate garage doors also ok... as long as doesn't interfere with existing large ponderosa pine.

Not as big as this photo, just a reminder.... consider miniature version of a mudroom in hallway entry inside carriage house above stairs from garage. if wide enuf for space, put bench for shoes under & w hooks above for coats in entry hall along outside of bedroom wall. alternative is to put a piece of antique furniture/bench/yadda to use w same function rather than builtin.

already have a retro mint green countertop microwave for carriage house (better styling than this one tho) ;-)
just need a Basic, medium sized LG or energy star white or stainless refrigerator/freezer for carriage house. unimportant whether freezer on top or bottom for carriage house. door open direction dependent on kitchen layout, but hinge on left for right handed person if location doesn't impact decision.

Example of kitchen double sink. Prefer 50:50 split, stainless or brushed stainless, drop in ok, prefer 8' depth or more, 31" wide or more. low-divider nice to have. If there is some limit on kitchen sink size wrt ADU in Larimer county, then choose a single sink not double, as large as allowed.

Moen or kohler or similar faucets with quality "guts" not cheap plastic. Will choose final color/finish for carriage house once have a sample of granite and cabinets. likely brushed nickel as chrome tho cheaper is too shiny, & orb may become dated & often costs more... tbd. Something simple, this one example, but I'm not sure of specs of the guts of faucet. Style somewhat dependent on vanity & sink type. also like the single handle style, will save 2nd photo

the look for vertical dividers on deck... flat railing nice upgrade, but flat caps or pointed caps on support ok too. neutral color ?
So... deck size & design on carriage house is cost dependent... the acrylic panels instead of vertical bars are certainly cool, but likely most expensive option. not impt to have stairs down to garage floor level from deck, but could scope cost to have a stair exit from off the bedroom window side as a 2nd exodus option. more impt is to have walkway &/or platforms from main deck to upper level drive main house. more impt than extra stairs is functionality to extend living area, fire resistance, cost, space for a nice propane grill, seating, etc.
the greenish doors windows might be an interesting way to add color instead of roof color.
ok, i saved this one to try to wrap my head around a shed-style roof. this would be view from meadow dale lane, and bedroom where that door is, greenroom where all the glass left half is on this view.
i like the high windows in great room space. this style nice, i also love the style above my greenroom glass doors at current house.
stone patio lower level or main house. for carriage house, could use stamped concrete for part of patio, but prefer to add a stone patio later. stone walls and steps down the hillside might help with the transition from the pad building site to the native areas on lower level... note: don't forget about exterior hose bibs on at least 2 sides of carriage house, lower level & up on deck level too for watering plants, ponderosa tree, etc.

2nd view of medium size 2 story w lots decks - could do something similar on top of walking basement at main house. Note: is a finished walk-in basement part of square footage? guess u can't park a car in it, if its "basement", which implies livable? what is Jason's concept for that space?

horizontal stone transition between rock at base and wood look at top. also like the additional sky lights under a roof. there's a s2nd photo from this series which shows stone all the way up one side, so they have varied from one side to another like I'm considering
might need dormer for stair entry at back side of carriage house from interior garage stairs if roof is sloping back towards intermittent stream? This example is prob a loft/2nd story, but illustrates idea & reminds me to ask. not a prob if not needed & just adds to cost, can skip.
Metal roof example - like the dark forest green...haven't explored roof colors yet tho. Like the board & batten look - it might actually be stamped concrete (filtered on concrete exteriors, but uncertain). I like the look of at least a partial peaked roof, with peak above door on deck, and slope back from that, but the pitch and roof could both be higher, and then still have majority slope back to intermittent stream. not sure how much extra cost incurred if have this style?
wet room concept of having the w/d inside the carriage house bathroom, just a shelf / open cabinet space instead of fully enclosed behind closet doors. this might work depending on size & layout of bath
Stackable laundry would save space in carriage house footprint. full size like these great or the apartment style 1 piece stack might be ok if they are reliable - i would have to purchase either type because current LG w/d not stackable. Location can be off kitchen, inside or next to bathroom, (or maybe inside bedroom as one of closet spaces - not sure about this location). if room permits a location on house level instead of garage, definitely preferable. Also like the storage for laundry soap & other cleaning supplies adjacent.

built in closet along back wall of bedroom. 2.5' depth w sliding doors of some sort. doesn't need expensive builtin drawers/cabinets along wall, can just add shelves inside closet to save on costs. doesn't have to be quite as modern, could use normal height closet doors etc...
interesting orientation of bed in bedroom if has steep roof sloping back to intermittent stream... doesn't have to have the beams (?) or wood on steep wall/ceiling, but its neat
yeah right ;-) much larger than i have at carriage house! but love all the windows & wrap around deck extending living space. mix of stone / wood (stamped concrete??) wall separating greenroom from bedroom is cool but prob unnecessary expense in carriage house
carriage house could have upper shelves or upper shelf/cabinet mix to make appear more open? window over sink would look out onto upper drive. (should definitely open, but be high enuf above ground level that dust doesn't blow in from upper drive area). i guess that if majority of roof should drain to creek behind carriage house, or to meadowdale dr, the ceiling wouldn't peak like this over mid kitchen tho...
not a red stove, but is the contact hudson a good brand? i'' ask Marsha what brand compact wood stove they used in their office... Note: Need to know size of carriage house to know layout of rooms and whether putting stove in a corner or centered on wall between bedroom/great room or other location. (need to know from a civil/structural eng what size & orientation will work on the pad site)

8'x6.5' retro white bathroom in white. like all other than hex floor tile (not for carriage anyway). this is good use of space, see photo #2 for opposite view or shelf space & exit door. pedestal sink is ok for guest bath &/or carriage house, but not main master bath. requires some other storage for towels/t.p. if use pedestal sink tho ;)
another carriage bath option uses subway tile wrap around a walk in shower w sliding doors. another photo in this group shows stackable w/d behind doors left of shower. No gold fixtures/trim tho
wine fridge in main house. can go with none or stand-alone in carriage house. clean looking white cabinets w. simple pulls (or no pulls?). white subway tiles. carriage house can have a simple countertop microwave/convection oven... built-in not required.
like use of any "attic/corner space" as cubby / closets
