This porch or lanai offers a versatile space to gather in almost any weather. It overlooks the pool and sport court below. The main living area is just on the other side of large sliding glass doors (out of view in the photo.) The outdoor kitchen has a gas grill, sink, small fridge, and ample storage.

Reverse Architecture
When the door is folded away the ipe deck feels like an extension of the living room. The end wall screen was added to allow more light onto the deck while retaining privacy.

Ready 2 Remodel
Modern Deck we designed and built. White rails and black balusters that include Custom cocktail rails that surround the deck and stairs. Weathered Teak decking boards by Azek. 30 degrees cooler than the competition.
Vandeck Builders
A great addition to a small Bay Ridge yard. We created a custom built-in seating area with usable storage space on top of Trex decking. Also in this project, we installed Smart LED Deck Lights.

Looking to cover an area not protected by foliage, Royal Decks continued their partnership with ShadeFX by installing a 14X14 retractable shade on these homeowner’s raised deck.

Timberline Patio Covers
This project is a huge gable style patio cover with covered deck and aluminum railing with glass and cable on the stairs. The Patio cover is equipped with electric heaters, tv, ceiling fan, skylights, fire table, patio furniture, and sound system. The decking is a composite material from Timbertech and had hidden fasteners.
AIBD - American Institute of Building Design
The outdoor living area utilizes bold radial lines to offer a sense of unobstructed openness along the panoramic riverside views. Special consideration was given to the design and engineering of the outdoor space to allow a massive 60-foot span between columns, resulting in an unparalleled view. Playful geometric shapes speak to an easy livability that belie the bold and glamorous design. The second floor deck provides seamless access from the guest bedrooms, office and exercise rooms. The use of glass railing and zero-edge doors carefully preserve the view.

Project Year:2016
This LEED-certified project was a substantial rebuild of a 1960's home, preserving the original foundation to the extent possible, with a small amount of new area, a reconfigured floor plan, and newly envisioned massing. The design is simple and modern, with floor to ceiling glazing along the rear, connecting the interior living spaces to the landscape. The design process was informed by building science best practices, including solar orientation, triple glazing, rain-screen exterior cladding, and a thermal envelope that far exceeds code requirements.
