The materials in the room are soothing and give a nice vintage vibe in keeping with the rest of the home. We completed a kitchen remodel for this client a few years’ ago and were delighted when she contacted us for help with her master bath! The bathroom was fine but was lacking in interesting design elements, and the shower was very small. We started by eliminating the shower curb which allowed us to enlarge the footprint of the shower all the way to the edge of the bathtub, creating a modified wet room. The shower is pitched toward a linear drain so the water stays in the shower. A glass divider allows for the light from the window to expand into the room, while a freestanding tub adds a spa like feel. The radiator was removed and both heated flooring and a towel warmer were added to provide heat. Since the unit is on the top floor in a multi-unit building it shares some of the heat from the floors below, so this was a great solution for the space. The custom vanity includes a spot for storing styling tools and a new built in linen cabinet provides plenty of the storage. The doors at the top of the linen cabinet open to stow away towels and other personal care products, and are lighted to ensure everything is easy to find. The doors below are false doors that disguise a hidden storage area. The hidden storage area features a custom litterbox pull out for the homeowner’s cat! Her kitty enters through the cutout, and the pull out drawer allows for easy clean ups. The materials in the room – white and gray marble, charcoal blue cabinetry and gold accents – have a vintage vibe in keeping with the rest of the home. Polished nickel fixtures and hardware add sparkle, while colorful artwork adds some life to the space.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.
